Building Partnerships. It’s A Developing Story

“Builders should act as partners and advocates for their clients, more so than simply suppliers.”

That’s the view of Anthony Shapiro, General Manager of prestige builder, Construction 8, and it’s delivering heightened results for his firm and his development partners. Construction 8 is a prolific player within the prestige market, principally in and around Sydney’s exclusive Eastern Suburbs and the Inner West. Specialists in luxury developments, their numerous high-end projects span Rose Bay through to Dover Heights, Randwick and Stanmore.

Their impressive portfolio of work with leading architects and developers has recently seen them appointed to a personal project for star architect Brian Meyerson of MHN Design Union.

Trust is key for Construction 8. The firm acts as a developer’s “right hand man” helping procure best suppliers at best prices and advising on design and build practicalities. Their involvement often begins in the design phase where they ensure designs are commercial from a build point of view.

“The developer/builder partnership should start at the very beginning of any project,” says Anthony.

“If we’re brought in early on, experienced builders can offer valuable insights into practicalities and costs associated with realising a particular design. This can save not only money but time.”

“For example, when assessing engineering requirements, ambitious designs can prove too expensive. This means a trip back to the architect’s drawing board and inevitable costly delays.”

When transparency clearly pays

Acting as an advocate and partner often sees Construction 8 delivering significant impact on the commerciality of projects. This partnership approach extends to transparency in the payment process. “We work towards a fixed project management fee, then act as a partner to the developer, procuring best quotes from trusted suppliers,” says Anthony.

“Transparency is paramount with all
information accessible to our clients
online at every stage so that they can
easily track progress and expenses “

Developers who seek the cheapest price from builders on a “lump sum” or “cost plus” basis are often left exposed to variations down the line. What may seem cheap at first can become expensive by project’s end.

“Our partnership approach is different,” explains Anthony. “Once we agree on a management fee, we run a completely transparent process that allows our clients to view every invoice and approve costs as we go.”

“Partnering with developers right from the start of a project has been the success of our business,” says Anthony.
